僭建物

除了樓宇老化外,僭建物亦會為樓宇安全構成風險。僭建物的常見例子包括於大廈天台、平台及天井僭建的構築物、簷篷、招牌、加設新的非結構間隔牆、擅自加厚地台等。屋宇署引述過往案例指出,很多被檢控的業主因對僭建物不了解而誤墮法網。故此,物管人員在日常樓宇巡察期間如若發現個別單位有違規構建物時,應積極勸籲相關業主主動移除,以免觸犯法例。
