Property Management Services Authority Reminds Licensed Property Management Companies That They Must Continue to Meet Criteria For Holding Licence

In accordance with the requirement stipulated in the Property Management Services Ordinance (Cap. 626) (PMSO), the Property Management Services Authority (PMSA) will publish in the Gazette tomorrow the list of licensees as of 31 January 2024 under the property management (PM) industry licensing regime.

As of today, the PMSA has already issued over 760 property management company (PMC) licences. As for property management practitioners (PMPs), discounting those who have obtained both formal and provisional licences as well as those who hold more than one class of licence, over 13,800 PMPs have already been licensed.

Dr James WONG, Chairperson of the PMSA said, “According to Section 10(b) of the Property Management Services (Licensing and Related Matters) Regulation (Cap. 626B), a licensed PMC must continue to meet the prescribed conditions imposed on its licence, including continuing to meet the criteria for holding the licence (i.e. engages at least one licensed PMP (Tier 1) who has effective control of the provision of PM services by the licensee; and engages a number of licensed PMPs that meets the minimum manning ratios specified by the PMSA). Therefore, a licensed PMC should make proper arrangements for  the manpower of licensed PMPs so as to ensure that it can continue to comply with all the criteria for holding a licence when there are staffing changes.” ​​​​​​​

​​​​​​​In accordance with the PMSO, if a licensed PMC fails to comply with all the criteria for holding a licence when holding the licence and is thus suspected of contravening a prescribed condition imposed on the licence, it commits a disciplinary offence and the PMSA may conduct investigation and disciplinary hearing.
