76 物業管理業監管局 2024-25 周年報告 • 消防安全強化：針對香港約 14,000 幢接近 40 年樓齡的住宅及綜合用途 樓宇防火設施問題，監管局與消防 處合作加強業界對《消防安全（建築 物）條例》（第 572 章）的認知，並聯 合編製「如何為物業公用地方的消防 裝置及設備進行年檢」小冊子，為業 界確保樓宇消防裝置及設備妥善保 養提供指引。 • Fire Safety Enhancement: In respect of the fire safety f ac i l i t i es i n approx imate l y 14,000 res i dent i a l and mixed-use buildings in Hong Kong approaching 40 years of age, the PMSA had collaborated with the Fire Services Department to raise industry awareness in respect of the Fire Safety (Buildings) Ordinance (Cap. 572). The booklet, How to Conduct Annual Inspect ion of Fi re Service Installations and Equipment in Common Areas of Properties , was jointly prepared to provide guidance to the industry so as to ensure proper maintenance of building fire safety installations and equipment. • 泳池安全管控：針對物業泳池懷疑 違規聘用不合資格救生員情況，監 管局本年度除聯同香港物業管理公 司協會、中國香港拯溺總會及職業 訓練局香港專業教育學院舉辦持續 專業發展講座，探討如何提升物業 泳池設施安全，並配合食物環境衞 生署措施自 2024 年底起巡查逾 90 個 有泳池設施的私人物業，關注管理 泳池的持牌物管公司有否按既定程 序核實當值救生員的身份資格，以 及聘用足夠合資格救生員在泳池當 值並符合各項規定。監管局亦向業 界推廣引入創新科技，如人工智能 溺水偵測系統，以加強保障泳客安 全。 • Pool Safety Management: In response to suspected irregularities in hiring unqualified lifeguards for serving at property swimming pools, the PMSA col laborated this year with the Hong Kong Association of Property Management Compan i es L imi ted, the Hong Kong China Life Saving Society, and the Hong Kong Institute of Vocational Education to conduct a CPD seminar, addressing ways to enhance the safety of pool facilities within properties. To tie in with the work of the Food and Environmental Hygiene Department, the PMSA had inspected over 90 private properties with pool facilities since end 2024, focusing on whether licensed PMCs follow established procedures to verify the identity and qualification of on-duty lifeguards and ensuring that there were sufficient qualified lifeguards on duty in compliance with the requirement. The PMSA also promotes the adoption of innovative technologies, such as AI drowning detection system, to strengthen the safety of swimmers.
